Overview

Sean Maffett guides developers, operators and investors through commercial real estate transactions nationwide across a range of asset classes, including residential, retail, self-storage, office and renewable energy. He represents clients from privately held companies to large institutional players.

Sean advises on acquisitions, dispositions, leasing and development, with a focus on efficient execution and clear communication. For clients managing repeat acquisitions or large portfolios, he builds streamlined processes and institutional knowledge of portfolio priorities, preferred positions and risk tolerance to support faster turnarounds and more predictable outcomes.

His experience spans the full lifecycle of commercial real estate projects. He handles deal structuring, letters of intent, purchase and sale agreements, title and survey review, diligence and closings, and represents landlords and tenants in office and retail leasing, including build-out provisions, operating expense structures, amendments and renewals. When issues arise—such as title and survey defects, easements, landlord-tenant disputes or lender coordination—he provides practical options aligned with business objectives.

Before joining Sheppard, Sean practiced at a law firm in Monterey, California, and served as a legal fellow and corporate counsel with Designer Shoe Warehouse (DSW) in Columbus, Ohio. He mentors associates and serves on the San Francisco office’s pro bono committee.

 

  • Represented a publicly traded REIT in connection with the real estate due diligence for its $2.2 billion acquisition of a self-storage portfolio from a real estate investment trust. The portfolio comprised 127 wholly owned properties totaling 9 million net rentable square feet across 18 states.
  • Represented a publicly traded REIT in connection with the $290 million acquisition of a real property portfolio consisting of 32 wholly owned properties across 14 states.
  • Represented a multinational corporation in connection with the sale and leaseback of its corporate headquarters in southern California.
  • Represented a private investment firm in real property acquisition and development projects throughout southern California.
  • Represented a REIT in connection with the real estate due diligence for its $1.4 billion acquisition of a portfolio comprising 414 properties across 11 states.Represented a public university system in lease negotiations for a 224-room hotel in southern California.
  • Represented a publicly traded REIT in connection with the $1.5 billion acquisition of a self-storage portfolio, consisting of 56 self-storage facilities — 52 in a major metropolitan market and the remainder in two secondary markets — totaling 7.5 million rentable square feet.
  • Represented a nonprofit institution in three real property acquisitions totaling more than $50 million.
