Rabia Paracha

Overview

Rabia is a seasoned real estate attorney at Sheppard who serves as lead counsel on high-value, complex transactions nationwide. She led the successful closing of more than $4 billion in transactions last year alone, advising investors, developers and national operators across the United States.

She represents publicly traded companies, institutional real estate platforms and private investors in the acquisition, disposition, leasing and strategic management of assets across all major asset classes, including retail, office, industrial, storage and multifamily properties. Her work regularly includes portfolio transactions, sale-leasebacks, development deals, management agreements and complex leasing arrangements. Clients rely on her not only to execute transactions, but to anticipate risk, preserve leverage and maintain disciplined, efficient deal execution aligned with long-term investment strategy.

Rabia is a member of the firm’s Real Estate, Energy, Land Use & Environmental Practice Group and its Corporate, Real Estate and Finance Team (CRAFT), as well as the Portfolio Transactions and Multifamily Housing teams. She has been recognized as a Rising Star by Super Lawyers and as a Top Young Lawyer by Los Angeles Magazine from 2020 through 2024.

She is active in numerous industry and professional organizations, including Commercial Real Estate Women (CREW-OC Programs Committee), NAIOP, the National Asian Pacific American Bar Association (Real Estate Committee), the National Multifamily Housing Council (Advisory Committee), the South Asian Bar Association of Southern California (Board Member), the Muslim Bar Association of Southern California (President and Board Member) and the National Association of Muslim Lawyers (Board Member).

Rabia maintains a strong commitment to pro bono service. She serves as pro bono counsel to the Trauma Resource Institute, an international nonprofit focused on trauma-informed resiliency education, and works with the Innocence Project and indigent asylum seekers. Her dedication to public service builds on her law school experience successfully representing a Vietnamese refugee in removal proceedings and graduating with recognition from the King Hall Public Service Program.
