Neil Cohen helps financial institutions structure and document complex commercial real estate and asset-based lending transactions. As co-leader of Sheppard’s Real Estate Finance team, he helps guide the group’s national practice and promotes collaboration across offices to efficiently support clients in financing projects.
With more than two decades of experience, Neil represents banks, debt funds and institutional lenders in mortgage, construction and permanent financings; multi-state portfolio and franchise loans; mezzanine financings; and loan participations and syndications. He also advises on the acquisition and sale of performing and distressed debt, both single-loan and portfolio transactions.
Neil’s practice spans nearly every property type, including multifamily, office, retail, hotel, industrial, condominium and mixed-use developments. Known for combining technical precision with commercial pragmatism, he identifies pressure points early, translates legal complexity into practical strategy and drives transactions to closing, even in volatile markets.
Clients rely on Neil for his ability to balance precision and pragmatism, navigate negotiation impasses and achieve closings that align risk, timing and business objectives. Anticipating regulatory and market shifts, from co-lender dynamics to mortgage tax structuring and documentation efficiencies, he helps clients maintain a competitive edge.
Before joining Sheppard, Neil practiced at leading international law firms, where he developed the deal-driven, client-focused approach that defines his practice today.
Outside the office, Neil enjoys spending time with his family and serves on the board of trustees of his daughters’ school.
